What drives steam room cost: generator, tiling, door, waterproofing, labour

We price every steam room installation per site, because two rooms of the same size can need very different amounts of work. The main cost drivers are:

• Generator. The generator size follows the room volume and the finish. Brand, control panel, automatic flushing and app control all affect the price.
• Tiling and finishes. Porcelain tile, mosaic, natural stone and marble differ widely in material and fixing cost. Stone also absorbs more heat, which pushes the generator size up.
• Door and glass. A steam-rated door and full-height glass panels are a significant item, especially for frameless designs.
• Waterproofing and vapour barrier. Every wall, the floor and the ceiling need a continuous membrane, sealed at every joint and fitting.
• Ceiling, benches and drainage. A sloped ceiling, tiled or heated benches and a floor drain with the right fall all add work.
• Labour and other trades. Framing, plumbing, electrical work and tiling. A new dedicated circuit for the generator, or a supply upgrade, can be a large part of the budget.
• Access and location. Working in an occupied tower, carrying stone up to a high floor or placing the generator in a ceiling void all take extra time.

The cost of installing a steam room at home is therefore lowest when you are already renovating the bathroom, because waterproofing, drainage and tiling are being done anyway. The cost of building a steam room from scratch in an unused space is higher, since every service has to be brought in. Whatever the space, an accurate figure needs the dimensions, photos and a site visit, which is why home steam room cost guides that quote a single number rarely match a real room.

Steam shower cost compared with a full room

A steam shower conversion is usually the lower-cost way to get steam at home, because it reuses an existing enclosure, drain and tiling. The work focuses on sealing the enclosure to the ceiling, fitting a steam-rated door and adding a small generator.

Home steam shower cost rises when the existing shower needs new waterproofing up to the ceiling, a replacement ceiling, or a generator location in another room. A full steam room costs more because it adds benches, more floor area, more tiling and usually a larger generator.

As a rule of thumb for comparing options:

• Steam shower: smaller generator, less tiling, existing drain, one or two users.
• Prefabricated or acrylic cabin: less wet work, faster to install, limited sizes.
• Tiled or stone steam room: most building work, any size or shape, highest finish options.

Your final figure depends mostly on which of these three routes the space allows.

Running costs: electricity, water, descaling

How much a steam room costs to run depends on three things you can estimate yourself.

Electricity

The generator draws close to its rated power while it heats the room and less once the room is up to temperature, when it cycles on and off. To estimate, multiply the generator's rated kilowatts by the hours of use, then by your electricity tariff per kWh. That gives a worst-case figure; actual use is usually lower because the generator cycles. A well-sealed room with the right size generator and a sloped ceiling uses less energy than a leaky room that never reaches temperature.

Water

The generator boils water for steam and, if automatic flushing is on, drains and refills after sessions. Water use per session is modest compared with a bath or long shower.

Descaling and maintenance

Minerals in mains water build up as scale inside the generator. Budget for descaling at the manufacturer's interval, softener cartridges or salt if a softener is fitted, and occasional replacement parts such as heating elements and level sensors. Regular descaling is the cheapest way to avoid larger repair bills.

Steam sauna cost questions often mix up the two kinds of room. A steam room runs at a lower air temperature than a dry sauna, but the generator also has to boil water, so compare actual kW ratings and hours of use rather than room names.

Commercial steam room cost drivers

For gyms, hotels, spas and residential amenity floors, the same cost drivers apply but at a larger scale. Commercial steam room cost is shaped by:

• Usage. Long opening hours and back-to-back sessions need larger generators, often with automatic flushing and heavy-duty components.
• Size and capacity. More users means more volume, more benches and more tiling.
• Durability. Hard-wearing finishes, anti-slip floors and fixtures that survive daily cleaning.
• Plant and controls. Separate plant rooms, controls at the reception desk and scheduling.
• Building requirements. Building management approvals, fire and electrical requirements and working-hour restrictions.

Steam rooms come two ways. Custom-built steam rooms (designed and built by us, including the generator) start from around AED 25,000 + VAT for a 1-2 person room. For your own enclosure or a steam shower, steam generators in our shop start from AED 1,950 (Euphorium 6 kW with LED controller) and Harvia steam generators from AED 6,560, with VAT added at checkout. Above that starting point we do not publish price lists, because a fixed number would be wrong for most rooms. The steam room price comes together in four steps:

1. Send dimensions and photos. Room size, ceiling height, current finish and the look you want.
2. Initial estimate. We send an estimate based on the information you share.
3. Site visit. Once you approve the initial estimate, we schedule a site visit. This is where the generator location, the circuit and the drain position are settled.
4. Written quotation. You receive a written quotation with the scope, equipment and a timeline. Quotations are valid for 7 days, and timelines are site-specific and confirmed in that written quotation.

A design and technical deposit of AED 5,000 starts design, site survey where applicable and technical work. It is credited in full against your project if it goes ahead and is non-refundable if it does not.
