Sauna room builders in Dubai: what the build covers

A custom-built room is a small building inside your home. It has a structure, insulation, a vapour barrier, a ventilated cladding layer, benches, glass, lighting, a heater, controls and an air path, and every part affects the others. As sauna room builders in Dubai, we design and install the whole room rather than dropping a heater into a box.

A typical build covers:

• Design. A measured layout with bench levels, door and glass positions, heater location and the control point.
• Structure and insulation. Wall and ceiling framing, insulation and a sealed vapour barrier so heat and moisture stay inside the room.
• Interior. Tongue-and-groove cladding, benches, backrests, heater guard and lighting in your chosen timber.
• Heater and controls. A heater sized to the room volume and your supply, with a control panel inside or outside the room.
• Ventilation and drainage. Planned air inlets and outlets and, where the design needs them, floor drains and water-resistant details.
• Testing and handover. First heat-up, control settings and a walk-through of safe use and care.

When you compare quotes, any sauna installation company in Dubai should be able to answer the questions below in writing. Asking all of them the same questions lets you compare like with like:

• Which heater, controls and timber are included, by model and finish, not just by description?
• Who supplies and connects the electrical circuit, and who is responsible for the ventilation openings?
• Is the vapour barrier continuous and taped, and where does the ventilated cavity vent?
• How are glass panels fixed and sealed, and how is the door hung so it opens outwards?
• What happens at handover: first heat-up, control settings and care instructions?
• What warranty applies, and how do you reach the team afterwards?

Custom sauna design: room geometry, glazing, benches and heater position

Good custom sauna design starts with the room you have, not a catalogue drawing. A bespoke sauna can fill an awkward alcove, run under a sloping roof or sit behind a full glass wall facing a garden or skyline. Each of those choices changes how the room heats and how it feels.

• Room geometry. Volume drives heater size. A lower ceiling over the top bench keeps the heat where people sit, so in tall spaces we often drop the sauna ceiling and use the void above for services.
• Glazing. Glass looks open and modern but loses heat faster than an insulated timber wall. Large glass fronts are designed into the heat calculation from the start, not added later.
• Benches. Upper benches sit in the hottest air and lower benches give a cooler option. Bench depth, backrests and the gap to the ceiling decide comfort as much as temperature does.
• Heater position. The heater normally sits near the door and the fresh-air inlet so incoming air is warmed before it reaches the benches. It also needs clearances from timber and from people.
• Lighting and finish. Indirect strip lighting under benches or behind backrests keeps glare low. Our timber finishes include Aspen, Thermo Aspen, Canadian Hemlock and Western Red Cedar.

A custom home sauna is drawn around your space, while a factory-built model has fixed sizes. Electrical capacity and heater sizing

Every heater has a fixed electrical rating, and it must suit both the room and your building. This is where many sauna plans go wrong: a heater is chosen from a brochure, then the electrician finds the supply cannot carry it.

We work in this order:

1. Confirm the room volume, glass area and wall construction.
2. Calculate the heat the room needs to reach and hold sauna temperature.
3. Check the available supply, circuit, protection and cable route from the distribution board.
4. Select a heater and control unit that meets the room's needs within that supply.

Larger traditional heaters often need a three-phase supply. Apartments and some penthouses have less spare capacity, and that is a design input rather than a dead end, as our published penthouse case shows. Measurements, electrical supply, access and the final technical scope are confirmed before work begins.

Ventilation, vapour barrier and finishes

In Dubai the sauna is usually surrounded by air-conditioned rooms. That makes the build-up behind the timber as important as the timber itself. Every custom sauna cabin is fully insulated, lined with a taped foil vapour barrier and built with a ventilated cavity behind the timber cladding.

• Vapour barrier. A continuous foil layer, taped at every joint, sits on the warm side of the insulation. It stops hot, moist air from reaching the cooler wall behind, where it could condense.
• Ventilated cavity. A small air gap between the barrier and the cladding lets the timber breathe and dry.
• Ventilation. Fresh air enters low, near the heater, and leaves higher on the far side of the room or under the bench, following the heater maker's instructions. Good airflow keeps the air fresh during a session and dries the room afterwards.
• Floors and drainage. Tiled floors with a gentle fall to a drain make cleaning easy and suit rooms next to a shower or plunge.
• Finishes. Bench timber is left untreated so it stays comfortable to sit on. Wall and ceiling timber can be left natural or finished with a sauna-safe product chosen for the timber.

We also design for the years after handover. Heaters, controls and lights need to be reachable without taking the room apart, so access panels, cable routes and the position of the control unit are fixed on the drawings. Bench boards can be made removable so the floor and drain underneath are easy to clean. In wet areas, the junction between the timber room and the surrounding tiles gets particular attention, because that is where water and heat meet.

Sauna installation in Dubai: from estimate to handover

Our process is designed so you know the price range, the scope and the programme before anyone starts cutting timber.

1. Brief and estimate. Tell us the room size, heat type, placement and any photos or drawings. We send an initial estimate. You can also request a detailed quote by email as a PDF, with no payment and no account needed.
2. Site visit. When you approve the initial estimate, we book a visit to take final measurements and trace the power, access and ventilation routes.
3. Written scope. Before anything is fabricated, a written project scope fixes the design, the equipment and who does what. Electrical work, ventilation and other trades are ours only when that scope says so.
4. Build. Custom saunas are built in 7 business days.
5. Handover. We heat the room, set the controls and walk you through use, drying and care. Saunas come with a 2-year warranty. Our 2-year sauna warranty covers manufacturing and installation defects in the sauna construction: the frame, insulation, interior cladding, benches and glass fixing (outdoor saunas: also the roof waterproofing). It does not cover accidental damage, misuse or normal wear, such as broken glass from an impact.

A design and technical deposit of AED 5,000 starts design, site survey where applicable and technical work. It is credited in full against your project if it goes ahead and is non-refundable if it does not.

Payments are staged by milestone, and the exact split is in your quotation: custom saunas are usually 80% to start and 20% on completion; larger build projects are spread across milestones, for example 40% on confirmation, 30% before installation, 20% on substantial completion and 10% at handover.

Custom-built vs factory-built: price floors and lead times

Not every project needs a custom room. A factory-built cabin can be the right answer when a standard footprint fits and the power supply suits the heater.

A custom built sauna costs more because it is drawn, made and fitted for one room. The final price depends on size, heat type, timber, glazing, lighting and any power or ventilation upgrades. Published design case: from 7 kW to 4.5 kW in a penthouse

Our published Emaar penthouse case is a good example of design under real limits. A Finnish family wanted an authentic Finnish sauna, made to measure with no kit, but the conventional 7 kW sauna that Dubai suppliers had specified needed more power than the penthouse could supply.

Swapping in a smaller heater on its own would have produced a room that never reached a proper sauna temperature. Instead we recalculated the room geometry, insulation, exposed glass, bench heights, heater position, drainage, floor slope and ventilation together. The engineered design validated a three-phase 4.5 kW solution, with an Aspen interior, bespoke dimensions and a triple ventilation strategy for airflow and heat balance.

The same thinking applies to smaller projects. A spare bedroom with one large window, a basement with a low ceiling or a bathroom with a single-phase supply each sets its own limit. Naming that limit early, and designing to it, is what separates a sauna that performs from one that only looks right in photos.
