Home gym design
Home gym fit out in Dubai, with a recovery corner built in
A home gym fit out in a Dubai villa is rarely just racks and rubber flooring. Most of the rooms we plan also include a sauna and a cold plunge, so the training space and the recovery corner are designed together from the first drawing.
Send your home gym floor planChoosing the room: garage, basement, spare room or rooftop
Home gym fit-outs usually include a sauna and an ice bath, which makes the gym part of a wider home wellness suite rather than a standalone room. That changes how you choose the space: you need room to train, room to recover and somewhere for water to drain.
The best home gym design is the one that fits how you train and where you can realistically put heavy equipment, cooling and plumbing. These are the four spaces we see most often in UAE villas.
Garage
A garage has a strong slab, a wide door for equipment delivery and often an existing power board nearby. The weak points are heat and insulation. Converting a garage usually needs an insulated ceiling, a sealed door, a split or ducted AC unit sized for a hot, sun-facing room, and a floor drain if the recovery corner goes in the same space.
Basement
A basement works well for noise and temperature, because the room is shielded from direct sun. The challenges are fresh air, humidity and drainage. A basement needs mechanical ventilation, and a plunge tub or shower may need a pumped drain if there is no gravity fall to the sewer line.
Spare bedroom or maid's room
In a spare bedroom, the issues are weight and sound. Upper floors need a check on floor loading for racks and dumbbells, and impact flooring to protect the slab and the room below. A former maid's room with an attached bathroom is often the easiest place to add a sauna cabin and shower.
Rooftop or garden room
A rooftop or garden room gives light and space, but it needs proper shading, roof waterproofing and a weather-protected power supply. Outdoor recovery corners work well here, with the sauna and plunge tub shaded from midday sun.
What we plan and what you choose
A home gym project has two halves: the room and the equipment. We plan the room and the recovery corner; the strength and cardio equipment can be chosen by you or your trainer, and we design the layout around it.
The room scope we coordinate usually covers:
- Layout drawings showing training zones, the recovery corner, storage and circulation space.
- Flooring specification for the strength area, the conditioning area and the wet recovery area.
- Cooling and ventilation requirements for your MEP contractor, including the heat released by a sauna heater and an ice bath chiller.
- Power points for treadmills, bikes and rowers, screens and speakers, plus dedicated circuits for the sauna and chiller.
- Waterproofing, drainage and the shower for the recovery corner.
- The sauna cabin, the plunge tub and chiller, and any red light panels.
You decide on the equipment brands and quantities, the colours and finishes, and how much storage you want for weights and accessories. If you have not chosen equipment yet, tell us how you train and how many people will use the room at once. That is enough to size the zones and reserve space for racks, benches and cardio units. It also helps to know whether children will use the room, because that affects storage, door locks on the sauna and a cover for the plunge tub.
Home gym design layout: flooring, mirrors, ventilation and AC load
Most home gym layouts work around three zones: strength, conditioning and recovery. The layout decides how those zones share the floor without people walking through a lifting area to reach the shower.
- Flooring. Rubber tiles or rolled rubber over the slab in the strength area, a lifting platform where heavy deadlifts happen, and a non-slip, waterproof finish in the recovery corner. Rubber and timber do not belong next to a wet plunge area.
- Mirrors. Full-height mirrors along the long wall help with form and make a small room feel larger. Keep them clear of barbell paths and away from the sauna door, where heat and steam can affect the fixings.
- Ventilation. A training room produces heat and moisture. Fresh air supply and extract keep the room comfortable and protect equipment, and the sauna has its own ventilation path.
- AC load. In Dubai the cooling load is often the deciding factor. A gym full of people training, plus a sauna heater and a chiller releasing heat nearby, needs more cooling than a bedroom of the same size. We flag this early so your MEP contractor can size the unit correctly.
- Lighting and sound. Bright, even lighting over the training area and softer lighting in the recovery corner. Speakers and screens are easier to wire before the walls are closed.
In a small space such as a single bedroom, we often stack functions: a wall-mounted rack, folding bench and compact cardio unit on one side, and a sauna cabin and tub on the other. The test of a good layout is how the room works day to day, not how it looks in a render.
The recovery corner in a home gym fit out
The recovery corner is what separates a home gym fit out from a room full of equipment. A typical corner has three parts: heat, cold and a shower.
- Heat. A dry sauna cabin, either factory-built or custom-built to the room. Our home sauna page covers cabin sizes, timber and heaters.
- Cold. A home ice bath or cold plunge tub with a chiller, placed close to the shower and away from timber.
- Shower. Between the two, so you rinse before the tub and after the sauna.
A home gym with sauna and cold plunge does not need a large footprint. In many villas the recovery corner fits into a space the size of a small bathroom, provided there is a drain, a waterproofed floor and ventilation. Some owners also add a red light panel on the wall of the cool-down area, which needs only a power point and clear space in front of it.
A home gym sauna also changes the finishing details. The cabin door should open away from the training area, and the controls should be reachable from inside the gym so you can pre-heat during your warm-up.
For budgeting, the sauna is the one element with published starting prices: AED 15,000 for a factory-built cabin and AED 55,000 + VAT for a custom-built room. The sauna carries a 2-year warranty and the ice bath a 1-year warranty.
Power and water for recovery equipment
Recovery equipment is where a home gym needs the most coordination with your electrician and plumber. These are the points we confirm on every project:
- Sauna heater supply. Electric sauna heaters need a dedicated circuit sized for the heater, often from the main distribution board. Larger cabins may need a three-phase supply. We check the available capacity before choosing the heater.
- Chiller supply. The chiller for the ice bath needs its own protected circuit and a position with airflow, because it releases heat as it cools the water.
- Water fill. A cold water point near the tub makes filling and topping up easy. Many owners add a filter on the supply.
- Drainage. The tub, shower and any steam room need drains with falls in the floor. If the gym is below the sewer line, a pump may be needed.
- Waterproofing. The recovery corner floor and lower walls should be waterproofed and tested before tiling.
- Controls. Sauna and chiller controls can be placed together on one wall so the whole corner is managed from one point.
Getting these right at the start avoids the usual failure points in a recovery corner: tripping breakers, chillers that overheat in a closed cupboard, and water tracking into the gym floor.
Process and timeline
Timelines are site-specific and confirmed in the written quotation, because a garage conversion and a ready-built spare room are very different jobs. The steps are the same for every project:
- Send your floor plan. A drawing or photos with rough dimensions, plus the equipment you already own or want.
- Initial estimate. We propose a layout for the training and recovery zones and send an estimate.
- Site visit. When you have approved the estimate, we visit to confirm power, drainage, ventilation and how equipment will get into the room.
- Written quotation. The final scope, layout and timeline are set out in writing.
- Build. Services first, then flooring and finishes, then the sauna, tub and equipment, then commissioning.
If your brief is simply "design my home gym", that is enough to start. If you are comparing home gym design companies, ask who coordinates the AC, electrics and drainage, because those decide whether the recovery corner works.

How do you design a home gym?
Start with the room, then the services, then the equipment. Measure the space, check floor loading and ceiling height, and confirm cooling, ventilation and power. Divide the room into strength, conditioning and recovery zones so people do not cross a lifting area to reach the shower. In Dubai, size the AC early, and plan drainage if you want a sauna and cold plunge corner.
Why build a home gym?
The common reasons are privacy, time and control. You train when you want, with equipment set up the way you like, and the recovery corner is a few steps away instead of a drive across the city. A home gym also lets the whole household use the same space. Home gym fit-outs usually include a sauna and an ice bath, which makes the room part of a daily routine.
Where should you build a home gym?
The best place is the room with a strong floor, space for cooling and a route for drainage. In UAE villas that is often a garage, basement, spare bedroom or rooftop room. Garages need insulation and extra AC; basements need ventilation and sometimes a pumped drain; upper floors need a floor loading check. Choose the room that suits both training and recovery equipment.
Where should you set up a home gym in an existing villa?
Look for the space that needs the fewest structural changes. A ground-floor room near an outside wall makes equipment delivery, ventilation and AC easier. A room with an attached bathroom simplifies the shower and drain for a sauna and plunge corner. Avoid placing heavy lifting directly over bedrooms, and keep the chiller where it can release heat freely.
Does a home gym add value to a property?
There is no fixed answer, and we do not publish valuation figures. Valuers and buyers judge each property differently. What generally helps is a room that is well built and easy to repurpose: proper flooring, cooling, ventilation and a tidy recovery corner with a sauna and shower. Keep the written scope and warranty papers (2 years on the sauna, 1 year on the ice bath), because buyers may ask for them.
How much does a home gym fit out with a sauna cost?
The gym side depends on flooring, cooling and equipment, so it is quoted per room. For the recovery corner, factory-built saunas start from AED 15,000 and custom-built saunas start from AED 55,000 + VAT. The ice bath, drainage and electrical work are priced once we see the plan. We send an initial estimate first, and once you approve it, we schedule a site visit.
